Big tech is taking off in NoVa

The West Coast has been leading the tech expansion cycle with social media, e-commerce and apps, but a shift is underway. As the tech cycle diversifies into more complex fields like cybersecurity, cloud computing and predictive analytics, Northern Virginia is taking the lead.

What’s going on out west?

The West Coast has seen tremendous tech growth this business cycle. According to JLL research, Seattle, Silicon Valley and San Francisco, three of the largest West Coast markets, reached a combined 44.8 million square feet of net occupancy growth, leaving limited quality space available and causing a spike in rental rates. And while the tech boom has wiped out unemployment across the West Coast, tech giants are facing severe talent shortages, making it difficult for them to maintain this rapid rate of growth.

Federal investment

Along with talent shortage issues out west, big tech is diversifying into more complex sub-sectors. As tech giants look to grow in these fields, Northern Virginia is an obvious choice. NoVa’s economy has been directly tied to government contracts historically, and thanks to federal spending priorities this decade in cloud computing and cybertechnology, it has quietly emerged as a hub for these new fields.

The region’s concentration of federal agencies is a major draw for tech firms. JLL research shows that companies in the Dulles tech corridor already have 37 percent share of all federal technology contracts, and as federal spending on cloud computing and cybersecurity increases so will the region’s portion of federal deals, says Kelly Katz, executive managing director, JLL.

Talent pool

In addition to federal investment, Northern Virginia is a massive magnet for technology companies because of its highly skilled workforce. “The region offers one of the nation’s strongest and deepest tech talent pools,” says Katz. With government contractor employers who already specialize in technology tools and more than 60 nearby higher education institutions filling the pool with qualified employees, “Northern Virginia will likely see a strong uptick in demand looking to capitalize on this talent.”

Verodin began operating in Reston, Virginia, while most of its employees were based in California and Texas. When it came time to plant their headquarters flag, they chose Northern Virginia because of its security talent and proximity to government agencies. “Our business relies on excellent talent and so attracting world class talent is critical,” says Ben Cianciaruso, chief operating officer at Verodin.

Today, Northern Virginia has almost 70 percent of the 28 million square feet of occupied technology office space in the Washington, D.C.-Maryland-Northern Virginia market. And more development is on the horizon. “Looking forward, 73 percent of future occupancy gains will be driven by tech,” Katz says, “with neighborhoods west of Tysons Corner offering the best proximity to (tech) talent, primarily along the Toll Road and into Loudoun County.”

While Northern Virginia has prominent tech specialties, there is plenty of variety within the tech market. “What excites us is the diversity of employers,” Katz says. “It leads to more stability when you’re not depending on one type.”

The tech hub with thousands of jobs right now — and why you should be there

There’s been a lot of talk about a mass exodus from well-known tech cities, with talented workers and entrepreneurs ditching San Francisco’s sky-high rents and fleeing New York City’s shoebox apartments. Regardless of whether the COVID-19 pandemic will actually bring the demise of these cities, there is one tech hub that has only continued its upward streak over the past several months: Northern Virginia (also known as NOVA), the region just outside of Washington, D.C.

Home to tenacious tech

While millions of jobs nationwide were wiped during the pandemic, NOVA’s tech ecosystem has continued to grow. According to Dice’s Q2 Tech Job Report, tech job postings in Virginia rose 11% compared to the second quarter of 2019, while the other top states — California, Texas and New York — saw downward turns. Plus, out of the top 10 tech employers by number of job postings, three were headquartered in Northern Virginia (Northrop Grumman, General Dynamics and Leidos), and all 10 have locations in the region. With thousands of current job postings for tech positions across NOVA, the area’s hiring trajectory doesn’t appear to be slowing down any time soon. The demand for talent in NOVA is real. Most famously, Amazon needs to fill over 25,000 high-tech jobs in the region with the arrival of HQ2, but other big names have followed. Microsoft, for instance, will need to recruit some 1,500 NOVA-based workers for its new $64 million software development hub in Reston, a deal sealed mid-pandemic. If a small company is more your speed, local tech firms have been actively hiring during COVID, too, such as low-code automation company Appian with its roster of innovative solutions for a safe return to the workplace; and leading IT Operations Management company ScienceLogic, transforming how IT teams tackle service-disrupting events at a time when we depend more than ever on our technology functioning seamlessly.

Why tech companies are choosing NOVA…

If you’re wondering how Northern Virginia became a magnet for tech companies (15,600 of them) in the first place, the answer is because the region is a magnet for their employees. Earlier this year, CBRE ranked the Washington, D.C. area the #2 best market for tech talent in North America. Companies come to NOVA for the people — highly-skilled workers, but also human beings that care about making a real difference in the world: neighboring D.C. is ranked the most socially-conscious and the fourth-greenest city in America, and Virginia is the fourth most politically-engaged state in the country. America’s most livable tech hub — why Northern Virginia should be on your radar.

The year 2020 was that of the U-Haul, the Craigslist ad, the broken lease agreement on your 500-square-foot downtown apartment – Americans were on the move. About a fifth of U.S. adults moved due to COVID-19 or know someone who did, and that number is even higher among the nation’s young adults (ages 18-29), at 37%. Taking geography into account, the cities that lost the most residents during the pandemic were tech industry hubs like San Francisco and New York.

The pandemic that spurred this uptick in migration is not yet in the rearview mirror, and as COVID continues to make us rethink everything from our grocery budgets to the value of a backyard, there’s a case to be made about other tech hubs that offer similarly high-paying jobs but with a key differentiator: livability. A tech sector hub should be somewhere to thrive not only in your career, but also in your life. Northern Virginia (or NOVA, for short) is one place that has you covered on both fronts. Located just across the river from Washington, D.C., the region doesn’t scream “tech town” like Silicon Valley or Seattle, but in that way it’s the industry’s best-kept secret. The D.C. Metro area is the most concentrated tech talent market in the country after San Francisco, with tech positions representing 8.3 percent of all jobs in the region (second to the Bay Area’s 10.5%). In Northern Virginia’s largest county, Fairfax, one out of every four jobs is tech-related. On the heels of Amazon’s 2018 decision to open its HQ2 in NOVA, tech companies in the region are hiring by the thousands, and COVID has not slowed them down. But beyond the jobs, here are some key factors that draw tech workers to Northern Virginia.

Work in NOVA, play in D.C.

Northern Virginia is minutes away from the nation’s capital on the D.C. Metro’s Silver, Orange, Blue and Yellow lines, which means all the comforts of suburban square footage with access to big city amenities just across the Potomac River. Over 70 museums – many of them free – make up this cultural capital steeped in history, and as a global nexus for politics it’s also one of the most international cities around, home to more than 175 embassies and diplomatic missions. Where diversity meets tech

Another key differentiator from other tech hubs: Northern Virginia has diversity. Nearly half the region’s population is non-white, 27 percent of residents were born outside the U.S. and 40 percent of businesses are minority-owned. When it comes to tech, the D.C. region has the highest percentage of Black STEM professionals in the country and ranks the best for gender diversity in the field.

Big city salaries paired with better cost of living

Tech hubs are notoriously pricey places, but an effective metric for cost of living is to look at the apartment rent to tech salary ratio. In NOVA, that’s about 19 percent, meaning that’s how much of your annual income you’d spend on rent per year – less than the golden rule of spending one-third of your earnings on housing, and considerably lower than how the same ratio shakes out in New York (44 percent), Los Angeles (27 percent), San Francisco Bay area (25 percent) , Boston (25 percent) or San Diego (22 percent). If you’re buying, the median home cost in Fairfax County is nearly 50 percent less than in the Bay Area. And beyond the price of square footage, average healthcare costs and utility bills in Northern Virginia fall below the national average, too.

A Landmark 18 Months for Northern Virginia’s Tech Hub

Over the preceding two decades, Northern Virginia has undergone a transformation from a suburb of Washington, D.C. reliant on the federal government’s presence to a thriving destination in its own right that has emerged as one of the country’s top tech hubs. The process received a thunderous stamp of approval in late 2018 when Amazon made the decision to locate its HQ2 and accompanying 25,000+ employees in Arlington’s National Landing neighborhood. In coordination with that announcement, the Commonwealth of Virginia made unprecedented investments into the tech talent pipeline, most notably new innovation campuses for George Mason University (Arlington) and Virginia Tech (Alexandria). Combined, these corporate and government investments set the stage for the next decade to firmly entrench Northern Virginia in the top echelon of tech clusters in not only the country, but the entire globe. A recurring question following the HQ2 announcement centered on the region’s ability to attract further investment from top tech companies and the timeline for when this might occur. While regional leaders were bullish for the long-term prospects, the short-term results surely exceeded many expectations when tech giants Facebook and Google announced plans for Northern Virginia offices in 2019. The positive momentum carried into 2020, as two additional Fortune 100 companies, Microsoft and Walmart Labs, committed to significant expansion plans for their Northern Virginia presences. The series of high-profile announcements was recently buoyed by Amazon’s completion of its first year in Arlington, which saw construction begin on a 2.1 million square-foot headquarters and the hiring of their 1,000^th HQ2 employee. In addition to the corporate success stories, Northern Virginia is receiving increased recognition from tech-focused publications in their latest annual rankings. On the talent side of the equation, CBRE’s Scoring Tech Talent report ranked Washington, D.C. as the second best region in North America based on an analysis of labor market conditions, cost, and quality for highly skilled tech workers in North America’s top 50 markets. The impressive ranking saw the D.C. region jump above Seattle and Toronto from the prior year, trailing only the San Francisco Bay Area. Meanwhile, Startup Genome’s Global Startup Ecosystem Report considered D.C.’s regional tech hub the standout ecosystem from the past year, as it climbed eight places to #11 in the world primarily due to its strong tech talent pool. Even in the face of an unprecedented global pandemic, Northern Virginia is poised to become a globally recognized tech hub due to the region’s strong existing talent pool and future pipeline, proximity to the federal government, and robust transportation network. Here’s Where the Internet Actually Lives

You might be surprised to learn it’s in a quiet residential community located about 30 miles outside the capital city of Washington, where people jog or walk their dogs around human-made lakes, children’s teams practice on soccer fields, and teens play pick-up basketball on community courts. The majority of the world’s internet traffic passes through the town of Ashburn in Loudoun County, Virginia, home to one of the world’s major internet exchanges. It’s amazing when you think about the amount of fiber that’s in the ground,” says Buddy Rizer, executive director of economic development for Loudoun County. “Both sides of the road pretty much have fiber troughs in them. And now we’re putting some fiber in the middle of the roads as well. “We want to continue to build on that fiber network.”

Seventy percent of the world’s internet traffic passes through all of that fiber. That’s why Ashburn is known as Data Center Alley. The Silicon Valley of the east. The cloud capital of the world. Pretty much any email sent or received anywhere around the globe, comes through this town. If you’ve got something stored in the cloud, it’s probably in one of the 100-plus data centers located in Loudoun County.

“A lot of people, they think about the cloud and their eyes go up. Well, it’s not really up,” Rizer says. “The cloud is based somewhere and, by and large, the cloud has been based here in Loudoun County, Virginia, in the data centers, the 18-million-square-feet of data centers that we have on the ground here.”

It all started when America Online moved to Ashburn back in the 1990s. AOL brought fiber and power infrastructure with it. MAE-East, one of the world’s first internet exchanges, moved to Loudoun in the late 90s after first forming in 1992.

“It was a couple guys who got together over some beers and decided that they were going to allow one another to pass traffic back and forth across the different networks that they’d been creating,” says John Day, vice president of sales and leasing for Sabey Data Centers.

Other companies followed, each new addition contributing to the creation of the most dense fiber network anywhere in the world. Tech titans like Amazon and Google now have a presence in Loudoun. Northern Virginia’s appeal includes reasonably priced land, low-cost-but-dependable electricity, access to water to help cool the equipment, and a skilled, educated population.

Today, the internet is basically housed in the data centers located in the Washington-area suburb, which is the biggest data center market in the world.

“The internet itself is really comprised of these peering points that are housed inside data centers. So without data centers, you wouldn’t really have the internet,” Day says. “The infrastructure that powers the internet wouldn’t be around if it weren’t for the data centers that it lives in.”

Companies want their information technology infrastructure close to those peering points. So they often turn to third parties like Sabey Data Centers to host them. Sabey’s client list is confidential, but it includes one of the five biggest cloud providers in the world.

Data centers provide power, cooling and connectivity. Back-up generators ensure the power never runs out. The buildings themselves are hardened and have cooling capabilities that allow for the release of waste heat generated by the IT equipment.

The data centers ensure the computer applications used by their clients are up and running around the clock, whether it’s a bank, insurance company, or e-commerce website.

“They want to ensure that all of their customers, wherever they are, can get to it through the internet,” Day says.

Security is tight. There’s a lot of privileged information to protect. With non-descript exteriors, data centers aren’t flashy. But they are quietly raking in the bucks for the Virginia county, which expects to take in $320 million in local tax revenue from data centers this year. “A single family home is not a moneymaker for a community like ours,” Rizer says. “For every dollar they take in services, we don’t get the corresponding amount of money back. Data centers, for every dollar we spend on them, we get about $15 dollars back, which is a great return on our investment.” Rizer expects the data center business to keep booming in his county and elsewhere. Reston Companies Top Northern Virginia Technology Council’s ‘Tech 100’

(Editor’s note: This story was updated at 1:30 p.m. to include more information about the selection process for “Tech 100.”) More than a quarter of companies selected for the Northern Virginia Technology Council’s inaugural “Tech 100” call Reston or Herndon home. The companies span a variety of categories — cyber, software, IT services, artificial intelligence, genomics, health IT — in order to represent growing sectors in the region’s technology corridor. “The NVTC Tech 100 is composed of companies and individuals who are driving tech innovation, implementing new solutions for their customers and leading growth in the greater Washington region,” Eileen Filler-Corn, a member of the Virginia House of Delegates representing Fairfax County, tweeted today. The nomination period ran from Sept. 19 to Oct. 19, with the requirement that nominees must have a location in the Northern Virginia region, according to Allison Gilmore, vice president of NVTC’s Communications and Strategic Initiatives. An independent panel of judges reviewed and selected the nominations. Out of the 85 companies chosen, 17 have headquarters in Reston and six are based in Herndon.

Cloudpermit Proudly Names Reston in Fairfax County, Virginia, as North American Headquarters

McLEAN, Va.–“Think of a Match-dot-com for networking events!” Zainab Zaki, an Indian M.B.A. in pearls and a gray pencil skirt, explained with a pitchman’s giddiness sitting at her leased office desk. “Entrepreneurs want to meet investors, developers, and mentors. So I’m building an engine that matches people with people, and people with events.”

She was delivering her spiel at TeqCorner, a Fairfax County rent-a-space building with a drab brick facade and sleek metal foyer that offers furnished conference rooms and free help for start-up companies. Zaki’s journey–from Mumbai, India, to the University of Texas (Austin) to Northern Virginia–might seem exotic.

But in these suburbs of Washington this circuit is familiar. She is one of 40,000 Indian immigrants along the so-called Dulles Corridor between Fairfax and Loudoun counties, which rank as the two richest counties (measured by median household income) in the nation. Since the middle of the last decade, Loudoun’s population has grown faster than that of any other U.S. county. And more than 5 percent of its residents were born in India.

This is a classic case of “chain immigration”–the number of foreign-born Indians in the Dulles Corridor has grown ninefold since 1980. But it is also a case of chain entrepreneurship: Many of these immigrants were drawn to Northern Virginia out of a desire to start companies of their own.

To understand the rise of this community of Indian entrepreneurs, you have to understand what drew them. A good place to start is 1983. The company that would become AOL was born one block south of the newly completed Dulles Toll Road. The fledgling AOL came to represent the democratization of the Internet and other technologies made possible–or affordable, at least–by government investment. The toll road carries traffic between the nation’s capital and the information-technology consultants who can manage data and help the federal government move from mainframes to personal computers.

Beneath the concrete lies another traffic conduit: fiber-optic lines made for moving information rather than vehicles. Half of all U.S. Internet traffic flows through the Dulles Corridor. Twenty years ago, this was exurbs. Today, it’s the Silicon Valley of the East, which has become a magnet for immigrants from India.

If the Dulles Toll Road is the artery that conveys technology to the government, it is social networks–trade organizations, mentors, and networking–that help infuse the entrepreneurial fresh blood.

One such catalyst is Sudhakar Shenoy. The founder and CEO of a high-tech consulting firm and a past chairman of the Northern Virginia Tech Council, Shenoy sees his greatest impact–like many Indian entrepreneurs–as a mentor. He teaches a course he calls “From Geeks to Gazillionaires” at nearby George Mason University that helps aspiring M.B.A.s and engineers polish their business pitches. Students are divided into teams, and the one with the winning business plan receives the semester salaries of Shenoy and his co-teachers as a cash prize. He also cofounded the Washington chapter of the Indus Entrepreneurs, a global network of mostly Indian business owners, investors, and mentors. “When it comes to helping entrepreneurs,” he said, “Indians are always there.” If Indians are drawn to Northern Virginia for the high-tech opportunities and stay for the excellent public schools, Shenoy explained, they succeed because of the network of support from other Indians.
